A unique 6-unit housing project is being built on Broadway

At the moment it may look like an industrial warehouse is under construction at 1211 Broadway, but when completed the project will combine the restoration of an existing 113-year old, 890 square foot single family residence, division of the property into four lots, and the creation of five contemporary, shared wall homes.

Lot 1 will total 2,600.8 sf, Lot 2 would total 2,396 sf, Lot 3 will total 4,450 sf and Lot 4 will total 5,391.5 sf. Lot 1 will contain the existing historic 890 square foot residence and the access driveway, Lot 2 will contain a 1,146-square foot single family residence, and Lots 3 and 4 will each contain duplex units with two, 1,193 square foot units on each lot. Lots 2-4 will provide 450 square feet of private open space to each unit. Overall, the development will support 6 residential units.

The project includes constructing one new single family residence and two duplex buildings (4 duplex units total), for a total of 5 new residential units. Each of the  new residential units will total approximately 1,200 square feet and will have an approximately 480 square foot private, fenced garden. The buildings will be two stories and 21 feet tall with a flat, white membrane roof. Parking will be provided in front of the buildings in parallel 10 foot wide by 24 foot long spaces. The residences will sit on slab on grade foundations. Parking cover will be provided by a cantilevered parking canopy that will attach to the building with supports that attach to the roof.

The development will be served by a new 17.5 foot wide driveway that would extend from Broadway to the rear of the property, straddling the property line between the subject property and the parcel to the south in a reciprocal easement benefiting both properties. The project will use permeable pavers for the driveway and parking spaces.

The project has been designed by Stanly Staitowitz of Natoma Architects in San Francisco. Saitowitz was the recipient of the 2024 Distinguished Alumni Award from the University of California Berkeley, College of Environmental Design. A UC Berkeley alum, he is also a professor emeritus in the Department of Architecture.
