The Sonoma Valley Citizens Advisory Commission will have the first crack at a proposal to develop a resort at the site of the former Los Arroyos Golf Course on Stage Gulch Road.
The proposal includes 22 units – a combination of residences and time-share units. Property owner Tim Wilkens claims in the paperwork filed with the SVCAC that the current wastewater treatment system needs to be upgraded, even just to support the current facilities, but that the upgrade is so costly, the golf course does not generate enough income to support it.
The 58-acre site at the corner of Highway 116 and Watmaugh Road is home to a 9-hole public golf course and clubhouse. There is a 21-acre area on the eastern portion of the property that is intended for vineyard development.
The proposed vacation rentals would consist of seven 4-bedroom homes and 15 “casitas” (each includes a guest house and a secondary unit). The design also includes a 9,300-square-foot clubhouse for exclusive use of the owners and a swimming pool. The facility will not be open to the public, nor will it host events.
In order to carry out the proposed project, the developers will require a General Plan amendment allowing the redesignation of the land use. The developers are also seeking a parcel merge and a use permit for the fractionalized ownership residences.
The property is served by three wells. The existing wastewater treatment system consists of a leach field and drip irrigation.
